James is a Project Manager at Clear Mountain Properties, where he leads the design, entitlement, budgeting, and construction oversight of the firm’s development projects. With more than seven years of experience in real estate development and construction, he brings a disciplined, engineering-driven approach to executing complex projects across the Southeast.

Prior to joining CMP, James served as a Development Manager at Graycliff Capital, where he oversaw the construction of approximately 1,000 multifamily units, coordinating closely with contractors, design teams, and lenders to keep projects on schedule and aligned with investment objectives. Before Graycliff, he spent five years at Johnson Development Associates, overseeing the design, permitting, and construction of over 2 million square feet of Class-A industrial assets across the Southeastern U.S.

James’ background in engineering provides a strong technical foundation for his work. He holds a B.S. in Civil Engineering from The Citadel, The Military College of South Carolina.

He plays an essential role in CMP’s development pipeline, ensuring each project moves from concept to completion with precision, clear communication, and a focus on long-term asset quality.
