Zachary Shulruff is a Principal at Clear Mountain Properties, where he manages firm strategy, capital structuring, underwriting, and the full investment lifecycle from acquisition through stabilization. With more than 15 years of real estate investment and development experience, Zach brings a sophisticated understanding of asset management, deal execution, and value-add strategy across market cycles.

Before partnering with Chris at CMP, Zach held a series of institutional real estate roles that shaped his analytical and operational expertise. He served as a Special Servicer Workout Analyst at Torchlight Investors, where he evaluated and resolved distressed real estate assets; an Asset Manager at Deutsche Bank, overseeing national loan and property portfolios; and a U.S. Investment Manager for an Australian-based family office, where he led acquisitions and asset performance initiatives.

Zach’s investment philosophy centers on disciplined underwriting, tight operational controls, and thoughtful execution. Principles that align directly with CMP’s focus on location, valuation, and highest-and-best-use strategy. His background navigating complex transactions, working with lenders, and coordinating third-party operators strengthens CMP’s ability to execute high-conviction projects in both stable and uncertain markets.

Zach holds a B.A. in Financial Economics and History from the University of Rochester and an MBA from Columbia Business School.
